Selangor has nine District and Land Offices. The district that handles your property is set by the District and Mukim line on your title deed, not by your postal address. The Hulu Langat office is in Bandar Baru Bangi, Gombak is in Bandar Baru Selayang, and Petaling is in Seksyen U5 Shah Alam. Property in Kuala Lumpur and Putrajaya is handled by the Federal Territory Land and Mines Office, not Selangor.

Selangor has nine District and Land Offices. One district can cover several towns people think of as separate places, and a large town can straddle more than one district.
The reliable way to find your land district
Open your title deed. The State, District and Mukim appear at the top of the document. That line is final. If the deed says Daerah Petaling, your matter goes to the Petaling District and Land Office even if your house is addressed Subang Jaya, Puchong or Kota Damansara.
If you do not have a copy of the title, the solicitor handling your purchase can run an official search. That search also reveals caveats, charges and restrictions in interest you may not know about.

Registration fees at the Selangor land office
These are paid to the land office. They are separate from your solicitor’s professional fee and separate from stamp duty. They are set by the type of dealing, not by the district.

Note that the transfer fee is assessed on the market value of the land, not on the price you paid. If the valuation exceeds the purchase price, the fee follows the valuation.
Towns people place in the wrong district
Three mix-ups come up again and again:
Bangi. The Hulu Langat District and Land Office is physically in Bandar Baru Bangi. So if your land is in Kajang, Semenyih or Beranang, you still go to Bangi, not to Kajang.
Rawang. There is no land office in Rawang. Rawang sits in the Gombak district, and the office is in Bandar Baru Selayang, Batu Caves.
Puchong and Subang Jaya. Both are in the Petaling district, and the office is in Seksyen U5 Shah Alam, not in Petaling Jaya.
Cyberjaya sits in the Sepang district, so its matters go to Bandar Baru Salak Tinggi.
These are common examples only. District boundaries follow mukim, not estate names or postcodes, and some areas cross the line. Your title deed decides.
Other areas people ask about
Several other areas come up often because the boundary does not follow the place name: Setia Alam, Sungai Buloh, Mutiara Damansara, Seri Kembangan, Kepong, Setapak and Bukit Jalil. Some are split between two districts, others between Selangor and the Federal Territory. For these, do not rely on the postcode.
These areas do line up with the district that shares their name: Klang, Kuala Selangor, Hulu Selangor and Sabak Bernam. Banting sits under the Kuala Langat district, as the table above shows.

What the land office actually handles
The land office deals with title registration and everything attached to it: registering a transfer of ownership, registering and discharging charges, entering and withdrawing caveats, official searches, subdivision and amalgamation applications, and applications to vary land conditions.
For most house buyers these documents are lodged by the solicitor handling the transaction, not by the buyer. You rarely need to attend in person.
Small estates are not handled by the ordinary land office
This is the most frequent confusion. Small estate distribution is handled by the Estate Distribution Unit under the Federal Department of Director General of Lands and Mines, not by the state District and Land Office.
So if your father died without a will and left land, your application does not start at the land registration counter. It starts at the estate distribution unit. We set out the difference in our guide on property still under a deceased name.
Kuala Lumpur and Putrajaya are administered separately
Property in Kuala Lumpur and Putrajaya does not fall under the Selangor Land and Mines Office. It is handled by the Federal Territory Director of Lands and Mines Office.
This matters for owners with a Cheras or Ampang address, because those areas are split between Selangor and the Federal Territory. Again, the title deed decides.
The same applies on the southern boundary. Nilai and Seremban are in Negeri Sembilan, so land dealings there fall under Negeri Sembilan’s land administration, not Selangor’s and not the Federal Territory’s. Buyers who work in the Klang Valley but buy around Nilai often get this wrong.
Before you go to the counter
Bring a copy of the title, your identity card, and the supporting documents for your particular matter. Incomplete forms are the most common reason an application is returned, and every round trip adds weeks to your timeline.
If your matter involves a transfer, a charge or a caveat, speak to a solicitor first. Mistakes at the documentation stage cost more to unwind than they cost to prevent.
