Quick answer

A property lawyer Selangor handles the title search, stamp duty and registration of the transfer for property in Selangor. Selangor has nine District and Land Offices: Petaling, Klang, Gombak, Hulu Langat, Sepang, Kuala Langat, Kuala Selangor, Hulu Selangor and Sabak Bernam. Filing is done at the district where the property sits, not where the buyer or the firm is. Stamp duty, RPGT and conveyancing fees are the same statewide because they are set federally.

Property lawyer Selangor: nine district land offices

Selangor has nine District and Land Offices: Petaling, Klang, Gombak, Hulu Langat, Sepang, Kuala Langat, Kuala Selangor, Hulu Selangor and Sabak Bernam. A transfer or charge is registered at the district office where the property sits, not at the office nearest to you or to the firm.

So a property in Puchong is filed at Petaling, a property in Bangi at Hulu Langat, and a property in Cyberjaya at Sepang. The full list of the nine offices with addresses is in our guide to the Selangor land offices.

Why the district decides your timeline

The law is the same across the state under the National Land Code, but the workload of each district office is not. Offices in dense districts such as Petaling and Klang process a far larger volume of filings than Sabak Bernam or Kuala Selangor.

The effect is not on the outcome but on the timing. Official searches and registration can take different lengths of time between districts, and that belongs in the calculation when you fix a completion date with a bank or with the seller.

We confirm which district applies on the day the file is opened, before any date is promised.

What is the same across Selangor

Stamp duty and real property gains tax are federal taxes. The rates and the calculation are identical in every district. Conveyancing fees are also the same because they are fixed under the Solicitors Remuneration Order 2023, not by the firm.

What changes between districts is the local authority that levies assessment, and the day to day procedure of the land office concerned.

Areas we cover in Selangor

We keep a separate page for the areas we handle most often, each with a note on the district and land office that applies:

If your area is not on the list, it does not mean we cannot act. The list is simply where most of our files come from.

Checks worth making before buying in Selangor

An official title search is the first step, and it belongs before any agreement is signed. The search shows the registered owner, whether the title is freehold or leasehold, the unexpired lease term, any restriction in interest, and any charge or caveat.

In Selangor the restriction we meet most often is the Bumiputera lot, and conditions requiring State Authority consent before a transfer can be registered. That consent takes time and has to be filed early, not after stamp duty is paid.

Check the quit rent and assessment position as well. The land office will not register a transfer while quit rent is in arrears. For strata property, ask for the maintenance account statement early, because arrears must be cleared before the management body issues its supporting letter.

If no individual or strata title has issued yet, the transfer runs through a deed of assignment and needs the developer consent. Check this before the deposit is paid.

Costs and timelines for a Selangor matter

Conveyancing legal fees are fixed by the Solicitors Remuneration Order 2023. The fee for a property at a given price is the same at any firm, so the real comparison is on service.

Transfer stamp duty is calculated in tiers on the market value or the purchase price, whichever is higher. For a first-time buyer, an exemption applies up to the prescribed price ceiling.

Beyond fees and stamp duty there are land office costs such as official searches and registration fees. Registration fee rates are set by the state and we confirm the current figures when the file is opened.

For a bank-financed subsale, the usual period is three to four months from signing to registration of the transfer. Estate matters take longer.

Working with us on a property in Selangor

Most matters do not require repeated trips to the office. Documents can be sent electronically for the initial review, and a physical meeting is usually needed only to sign the main documents.

Tell us early if you work office hours so signing can be arranged around your schedule. For estate matters involving several beneficiaries, we suggest appointing one person as the main point of contact.

Frequently asked questions about property lawyer Selangor

Which land office handles my Selangor property?

The district office where the property sits, not where you live. A property in Puchong is filed at Petaling and a property in Bangi at Hulu Langat.

Can a Shah Alam firm handle property in another Selangor district?

Yes. Filing is done at the relevant district office regardless of where the firm is. An advocate and solicitor of the High Court of Malaya may act throughout the Peninsula.

How long does a Selangor subsale take?

For a bank-financed subsale, three to four months from signing to registration is usual. Delays normally come from consent to transfer or from tax arrears rather than from the filing itself.

Ready to start your property matter?

An initial consultation with no obligation. Tell us about your matter and we will explain what is involved and what it is likely to cost.
