This calculator estimates the full cost of buying property in Malaysia: legal fees under the Solicitors Remuneration Order 2023, service tax, transfer stamp duty and loan agreement stamp duty under the Stamp Act 1949, and land office registration fees.

Every line of the result shows the law it is based on, so you can see where each figure comes from. No registration is required and no personal information is collected.

What this calculator does not cover

The figures are indicative estimates. They do not account for the actual valuation by the Valuation and Property Services Department, which can differ from the purchase price. They also exclude fees for ancillary work such as an application for State Authority consent, replacement of a lost title, or an estate matter that has to be resolved first.

The Solicitors Remuneration Order 2023 scale

The scale below applies to the sale and purchase or transfer fee, and separately to the loan agreement fee. Each is calculated on its own amount.

Solicitors Remuneration Order 2023, in force from 15 July 2023. Minimum fee of RM500 before service tax. Service tax of 8% applies to the legal fee, Service Tax Act 2018, rate of 8% since 1 March 2024.
