Where we are, and the areas we serve
Our office is at No 1, Jalan Setia Dagang AL U13/AL, Setia Alam, 40170 Shah Alam, Selangor. Office hours are Monday to Friday, 9am to 5pm.
We act on property matters across Shah Alam and the surrounding areas, including Setia Alam, Kota Kemuning, Bukit Jelutong, Sections 7 through 36, as well as Klang, Subang Jaya and Petaling Jaya.
Costs: how they are set
Legal fees for transfer and charge work in Malaysia are not a price each firm decides for itself. They are fixed by the Solicitors Remuneration Order 2023, a statutory scale that applies to every practising solicitor. A firm cannot charge above the scale, and even discounts are limited to what the Order permits.
Which means that when you compare firms, the professional fee is not the real differentiator. What differs is speed, communication, and whether the person handling your file actually understands your documents.

Beyond the professional fee there are other costs to budget for: stamp duty on the transfer, stamp duty on the charge, official searches, bankruptcy searches, land office charges, and 8% service tax on professional fees since 1 March 2024. These are not firm income; they are paid to third parties.
What to ask before appointing any firm
This list is not about us. These are fair questions to put to any firm you are considering, including this one.
- Who actually holds my file? A solicitor or a clerk? Both are normal in conveyancing, but you are entitled to know who you call when you have a question.
- How long until the transfer completes? An honest answer depends on the title type, the financing, and whether there is a restriction in interest. Anyone who gives you one number without asking anything is guessing.
- What happens if the other side is slow? Most subsale delays come from the seller, the bank or the land office, not from your own firm. Ask how they manage it and when they tell you.
- Will I get a costs statement before I sign? You should see the breakdown of professional fees, stamp duty and third party payments early, not on completion day.
- Which land office is this firm used to dealing with? Relevant if your property is in Shah Alam, because files can go to different district offices depending on where the title sits.

How to start with us
You do not need to prepare anything before getting in touch. Send a short message about your matter and we will tell you which documents are needed.
- Contact us with the basics: the type of matter (buying, selling, loan documentation, love and affection transfer, estate), where the property is, and whether there is already an agreement or an offer.
- We check scope and tell you whether your matter is within our practice. If it is not, we say so at the start.
- Costs statement based on the purchase price or loan amount, following the SRO 2023 scale.
- Document collection: copies of identity cards, a copy of the title or the original sale and purchase agreement, the loan offer letter if there is one, and details of the agent or bank involved.
- We begin work: official searches, preparing the agreement, stamping, and lodgement at the land office.

Does this firm handle criminal or divorce matters?
No. Our practice is property, estate administration and corporate documentation. If your matter falls outside that, we will say so early so you do not waste time.
Do I need a Shah Alam firm for a Shah Alam property?
No. Any solicitor registered in Malaysia can act on a transfer anywhere in the country. The advantage of a local firm is proximity for signing and familiarity with the land office involved.
Do fees differ between firms?
Professional fees for transfer and charge work are fixed by the Solicitors Remuneration Order 2023. They are the same at every firm. What differs is third party payments such as searches and land office charges, and those are not firm income either.
How long does a subsale take?
For an individual title with no restriction in interest, typically three to four months from signing the agreement. A master title, a restriction in interest, or a state authority consent requirement can add time.
Can this be handled remotely?
Most communication and document exchange can be done online. Signing of legal documents still has to be done before a solicitor.
